New Building at 65 Beekman Street
Dear Teny and members of the Design Review Commission;
We are endosing the following information for submission regarding the proposed project at 65
Beekman Street.
P.t this point,we are submitting fcr the mass and scale approval.As you v�ill notice,we have
enclosed the four elevations as requested,but at this point in the tlesign process,have not yet
solidified all of the ezact exterior materials.We are still researching the most appropriate
materials for the wntext and alternative materials that will be environmentally friendly.("green
protlucts)and weighing the aesthetics as well as the budgetary concems.
The photos of the originai building are also being submitted as to what was initialiy there.It is
important to acknowledge that the proposed design is not trying to replicate this pre-existing
stmc[ure.Rather,it is a refererce that illustrates that at one time,there did exist a three story
structure thai exisred with 2 fat rooi and porches.li is a!so significant to note ihat ihis large
stmcture extended all the way back to the alley.The program of the building based on the client
needs requires three stories as well in order to allow for the feasibility of the prqect.It is the
design intent to produce a building with clean straight lines with a flat rooi that will relate to
Beekman Street In keeping with the theme of front porohes along Beekman Street,the tlesign
will incorporate exterior balconies in the front.
Due to the re-emergence of 8eekman Street as the"Artist DistricP',the building wiil have an artist
studio and/or gallery at the street level.It is intentional to extend the building out in line with the
othzr existiny buildings and prcviGe a covzred entry and a pedestrian frendly streeCfa�ade at the
lower level.Thus,an angle has been introduced to"soken"and acknowletlge the comer.
The Oak street faqade has been"bmken down"by window placement and indentations so as not
� to have continuous flat fapade.:r addi;ion,the existing trees that exist will remain.This elevation
is also the side of the enciosetl garage.Parking is an important concern in the neighborhood,and
the Owner has tried to provide off street parking as much as possible.
The South fayade is essentialty the least visible fapade as it is adjacent to the building.The
design does compty with the sideyaitl setback and is pulled back enough in order to allow for
wintlows along that elevation.
Enclosed are some letters from some of the neighborhood expressing their support of the project.
This project is due io appear in front oi the Planning Board in Ociober ior a special use permit
and a waiver of parking requirements and site plan review.
