NOTICE OF DECISION
IN THE MAI�fER OF THE FINAL SUBDIVISION APPLICATION #ZOZOOSO5 OF
SAXTON SUBDIVISION
34 GLENMORE AVENUE
SARATOGA SPRINGS, NY I 2866
Involving the premises with Tax Parcel ID#I 78.-I-45.2, in the City of Saratoga Springs, on an application for
final plat review of a proposed two-lot subdivision within the Urban Residential—2 (UR-2) District with the
Planning Board who met on November I 8, 202 I and made the following decision(s) by a 5-0 vote (In favor:
Torpey, Horton, Mayo, Doty, Dal Pos).
In accordance with SEQRA regulations 6NYCRR Part 6 I 7 and after review and evaluation of the SEQRA short
Environmental Assessment Form Parts I and II, made a motion to issue a Negative SEQRA Declaration on
September 9, 202 I;
And, in accordance with requirements set forth in the City's Subdivision Regulations, the Planning Board
issued the following decision:
C� Approve the final subdivision plat (revision date I I/I I/2 I)with the following conditions:
• Existing street tree and street light to remain along Glenmore Ave. between the two properties.
• Final plans shall be to the satisfaction of DPW.
• Payment of the fee in lieu of dedication of recreation lands for one new lot.
• Payment of a fee in lieu of installation of a sidewalk along the frontage of the new lot (6 I LF).
The applicant is required to complete the following as per the City of Saratoga Springs Subdivision Regulations:
• Deliver a letter of credit or cash escrow as a performance guarantee to the City for required on-and
off-site improvements.
• Submit a fee in lieu of recreation of $2,000 for each new residential lot per Appendix A of the
Subdivision Regulations.
• Submit two (2) mylar and two (2) paper copies of the final approved subdivision plat for signature by
the Planning Board Chair.
• File the signed final subdivision plat with the Saratoga County Clerk within sixty-two (62) days as
provided in Article 3, Section 32 of General City Law.
This approval shall expire if not enacted within I 80 days as set forth in the City of Saratoga Springs
Subdivision Regulations Article II, Section I. D.I 5.
