Chairman Kaplan and Members of the Zoning Board of Appeals,
I have previously appeared before the board in a professional capacity and aided my immediate
neighbor in their pursuit of a Use Variance. Today, I write as a city resident of Saratoga Springs with my
home at 140 West Circular Street in support of the Area Variances being pursued for 338 Caroline St.
While I am not an immediate neighbor to the property, I know Libby Coreno professionally and
personally and, in both instances,find her of the highest caliber. While her quality as a person and
attorney doesn't entitle her to area variances, her belief in the balancing test and the law would indicate
to me that if her desires achievable by other means; she would have pursued them. As a client, I can
comment that in any instance she would recommend "anything achievable" before requesting relief.
Historic, non-conforming lots are problematic from a zoning perspective but further complicated when
an applicant seeks modification. This can be seen when the applicant indicated modification of existing
infringements and not from the zoning district boundaries as if it weren't modification of a completely
virgin and vacant site.
A work commitment prohibits me from attending the December 6th hearing, but I ask this be substituted
