Re: SCPB Referral Review #18-145 -Site Plan Review-Airosmith Development,
Inc./318 West Avenue Mixed Use Bldg.
Proposed construction of a 10,000 SF mixed-use building with commercial office
space and 2 residential units (apts.). The site will have 23 surface parking spaces
and 2 interior garage parking spaces (25 total)
Location: West Avenue, north and west of (in proximity with) NYS Route 50
Received from the City of Saratoga Springs Planning Board on November 20, 2018.
Reviewed by the Saratoga County Planning Board on December 20, 2018.
Decision: No Significant County Wide or Inter Community Impact
Comment:
The project was previously referred (Sept. 11, 2018) to the Saratoga County Planning
Board for a Special Use Permit and a referral response letter (Ref. Review # 18-104)
dated October 2, 2018 was sent to the city.
The project site is located in T-4 Zoning District and meets the 50% front build -out
and the 12-18 ft. build -to line requirements of the District. The project requires the
demolition of the existing SF structure and the parcel's merger with a portion of lands
of YMCA to create subject lot. There will be public water and public sanitary service to
the property and no curb cut permit will be required as access is from a city street.
There is no SWMA proposed or necessary as the applicant will utilize porous pavement
and infiltration in the parking lot.
