ADVISORY OPINION
in consideration of the Request for an Advisory Opinion by the Planning Board
PB App#20210757
Myrtle Street New Medical Office Building
I Morgan Street and 55 Myrtle Street
Saratoga Springs, New York 12866
regarding compatibility and community character for a proposed medical office building project totaling 105,000 sq.
ft. in the Office Medical Business - 2 (OMB-2) and Urban Residential -1 (UR-I) districts, tax parcel #165.-1-37.2
and 165.-1-37.1,within the City of Saratoga Springs.
The applicant presented two options regarding the screening on the roof. Following discussion on this matter on
November 3, 2021,the Commission issues the following opinion:
Considerations:
• The Design Review Commission for the most part feels indifferent about the two design options that were
presented for the roof screening.
• The question of the roof screening vs a gabled roof is inconsequential in terms of the overall
compatibility/incompatibility of the building as a whole with the community character. The two options
presented to the DRC showing varying setbacks and length of the screening would make minimal difference
to the compatibility to the neighborhood.
• A traditional gabled or mansard roof would be a more appropriate roof line versus what has been presented.

TE: I'm going to go ahead and make a motion on this to the best of my ability. It's
not going to be articulated as well as I like. Amanda, you will take the scope of
this entire conversation and we'll take a look at that for final approval. Okay.
In the matter of the Myrtle Street new medical office building on the corner of
Myrtle Street and Morgan Street, I'd like to make a motion that we can provide the
Planning Board with the following...information with regard to the advisory
opinion that the Design Review Board for the most part feels indifferent that the
question of roof screening versus gable roof is...the question of roof screening
versus gable roof is inconsequential in terms of the overall compatibility with the
neighborhood and community character. [Thank you Leslie].
JG [?]: Compatibility/incompatibility. We should put that because it's really more
of an incompatibility. I don't want to imply that it's compatible. I'd rather stay
neutral about that.
TE: To follow order, let's make a motion. We can get a second and we can add
some additional notes, so.

TE: Thank you very much for the second on that with the terminology noted. Is
there any additional discussion, Tad, the comparability versus in has been noted.
