RE: SCPB Referral Review #21-A-73-Subdivision Review-Turf Parillo, LLC
The proposed two-lot subdivision of a 1.087-condominium/hotel building site in order to
subdivide from the hotel parcel a 0.041-acre parcel that is currently an outdoor patio area
associated with the Jacob &Anthony's Restaurant. In accord with T-6 zoning, no minimum lot
size is required to be met.
Location: Lake Avenue (NYS Rt. 29), High Rock Avenue (front) and Henry Street (rear)

Reviewed by staff and Members of the Saratoga County Planning Board on November 16, 2021
Decision: No Significant Countywide or Intercommunity Impact
Comment: In accordance with the Memorandum of Understanding (MOU) between the City of
Saratoga Springs Planning Board and the Saratoga County Planning Board, the above-noted
referral for Subdivision Review has been reviewed by staff and with the necessary concurrence
of two Board members has been deemed to present no significant county-wide impacts.
Previously reviewed by SCPB in 2005 for Special Use Permit and Site Plan Review. Presently
submitted for subdivision to meet what may be financing or operational needs of the two
parties, separating the lease portion (Jacob &Anthony's Restaurant) from the Parillo-Hoffman
hotel operation; with the patio area becoming a new and separate tax parcel.
