Location: NYS Rt. 50, east side, south of Hutchins Road 190.-2-18 Rural Residential Zoning District Received from the City of Saratoga Springs Planning Board on September 17, 2021. Reviewed by the Saratoga County Planning Board on October 21, 2021 Decision: No Significant Countywide or Intercommunity Impact Comment: While the amount of signage applied for is in excess of what the city ordinance permits, the Saratoga County Planning Board found the applied-for size of the proposed business signage for Saratoga Today is comparable to that of existing entities located in this general area of the Route 50 corridor. While a draft site plan or sketch was not provided for viewing the location of the sign on the front property, the applicant should be able to attest to two things while before the city Zoning Board of Appeals: 1) that the placement of the proposed signage will be on private property, not within the ROW of the state road and require a front yard setback, and 2) that the placement of the sign will not obstruct the northward view of those drivers whose vehicles exiting and turning from the site. One of the first comments from Board members when this appeal was presented was to question why the city Zoning Ordinance allows business signage of only 5 square feet or less in this corridor (on a state road within a less-dense corridor of commercial uses with relatively high speed permitted). A review of signs in the District and this corridor for which signage variances are of record may indicate that the standards of the ordinance better need to reflect conditions/needs. 50 WEST HIGH STREET (518)884-4705 PHONE BALLSTON SPA, NY 12020 (518)884-4780 FAX -1- ' , f N . `{ `-.` :_ :_..^- Michael Valentine, Senior Planner Authorized Agent for Saratoga County DISCLAIMER: Recommendations made by the Saratoga County Planning Board on referrals and subdivisions are based upon the receipt and review of a"full statement of such proposed action" provided directly to SCPB by the municipal referring agency as stated under General Municipal Law section 239.
