involving the premises with tax parcel(s) #I 78.28-1-27 & -29, in the City of Saratoga Springs, on an
application for final approval of a 4-lot residential subdivision within the Urban Residential-2 district.
In accordance with 6 NYCRR Part 617, the Planning Board acting as lead agency, and having conducted
a coordinated SEQRA review, on November 15, 2018 issued a SEQRA Negative Declaration of
environmental significance.
And, in accordance with requirements set forth in the City Subdivision Regulations, the Planning Board
issues the following decision on November 15, 2018:
El Approve with the following conditions:
I. Proposed alley to be constructed to City standards
2. In order to further the City's commitment to greater connectivity and safe pedestrian and vehicular
access, the Planning Board recommends that the City accept ownership of the constructed alley. If
publically owned, the applicant shall construct a sidewalk from Jefferson Street along resulting alley
to the City recreation center.
3. If alley remains privately-owned, applicant shall incorporate standard City shared easement language
to ensure shared access to driveways.
4. The Board encourages the City to install appropriate buffers along the north side of the proposed
City parcel to mitigate any parking impacts (car & lot lighting) on existing neighbors.

The applicant is required to complete the following as per the Saratoga Springs Subdivision Regulations:
• Deliver a letter of credit or cash escrow as a performance guarantee to the City for required on-
and off-site improvements.
• Submit a fee in lieu of recreation of$2,000 for each new residential lot.
• Submit two (2) mylar and two (2) paper copies of the final approved subdivision plat for signature by
the Planning Board Chair.
• File the signed final subdivision plat with the Saratoga County Clerk within sixty-two (62) days as
provided in Article 3, Section 32 of General City Law.
Note:
This approval shall expire if not enacted within 180 days as set forth in the City of Saratoga Springs
Subdivision Regulations Article II, Section I. D.1 5.
