Location: Property located on Broadway (NYS Rt. 50), west side, south of Congress Street and east of Hamilton Street 165.75-1-7 T-6 Zoning District Received from the City of Saratoga Springs Planning Board on September 8, 2021. Reviewed by the Saratoga County Planning Board on September 16, 2021 Decision: No Significant Countywide or Intercommunity Impact Comment: Just over three years ago the SCPB reviewed the subject site related to the planned demolition of the structure on this 0.518-acre parcel adjacent to the Spa Catholic Central School. We note that the proposed development of this property, particularly due to its Broadway location, will receive due professional review by city staff and the City's Planning Board and the Design Review Commission. Of import to the County Planning Board will be the city's review of traffic impacts and mitigation (as or if necessitated). Particularly, the project's impact to parking, the traffic impact to area street intersections (turn movements and traffic signalization), and providing for any necessary mitigation are important aspects that the applicant will have to address before the planning board. One example would be addressing bus and car movement on Hamilton Street and the intersections twice a day around the same time as office users will be entering/exiting. We recognize that the T-6 zoning standards for core areas of the city minimize what would be requirements for on-street and off-street parking in other districts and believe that the applicant will be thoroughly addressing how those needs are addressed by the site/structual design.
