Amber, Please post this email, and Mr. Mulholland's email below, for the Planning Board (EAS review at tonight's meeting)and to the archives. Our attorney will provide a more detailed letter at some point in the future. The Park Place HOA is very concerned about the potential impact that the 269 project excavation is likely to have on our building. According to Mr. Mullholland,the water table below our building is just 10 feet below our two story underground parking garage and requires significant intervention to successfully keep it dry despite the original project engineer's assertions that the aquifer would not be a problem for Park Place. Compare this with the 269 project EAS statement that their water table is just 12 feet below ground level! There is good reason that National Grid will not allow 269 to put transformers in their planned underground garage, and that no previous owner excavated a basement on the 269 property or the NBT Bank building. Not only is the aquifer a problem for 269 but if disturbed by excavation, could flood the existing underground garage of Park Place. Being our building is located next to the park we naturally have spring water that continually flows beneath our building. Since the building was erected we have had two pumps that continually pump water from underneath our basement floor,this is to maintain a certain height in our water table that flows beneath our building,that higth being 10" from ground level on our basement floor.Also to combatin the humidity in the lower level of our garage during summer months I run four industrial size fans and three industrial dehumidifiers(LGR 7000XLI)that run at a constant pace (24/7) and this keeps the average humidity level at around 55-60%throughout the summer months. The front right hand side of the building (Broadway side, near opening/exit of tunnel) keeps the highest level of humidity, being it is the furthest point underground. This is shown on the walls in that corner of the building that have been repaired due to the humidity and the damaging factor it presents. This was just a quick summery of the challenges water plays at 268 Broadway Park Place condo's. Thank you for your time! Eric
