The statistics for UR3 lots and the proposed 8 Clinton Street property are as follows:
• Maximum principal building coverage percentage for UR districts: 30%, existing: 29%, proposed: 40%
• Front yard setback for UR districts: 10', existing: 7.4'
• Rear yard setback for UR districts: 25', existing: 56', proposed: 25'
• Each side yard setback for UR districts: 4', existing: 0' and 7.9'
• Total side yard setback for UR districts: 12', existing: 7.9'
• Minimum first floor area for UR districts: 800' sq. ft., existing: 1,217 sq. ft.
• Maximum height for UR districts: 60', exisfing height: under 60'
• Min %to remain permeable for UR districts: 25%, existing permeability: 59%, proposed permeability:
53%
• Min lot size for UR 3 Districts: 6,600 sq.ft., existing lot size: 4,144 sq. ft., proposed lot size: 3,120 sq.ft.

Please provide the dimensional relief needed from the Clinton street lot (Principal Coverage
%, Min Lot Size, etc.). The Board would like to consider both relief needs and potentially have
resolutions ready at the next meeting.

Attached is a revised Area Variance Application for 11 Pine Alley, Saratoga Springs, New York.
The attached Cover Letter and �Alternative Scenario' site plan drawing explain the revisions.
Also attached are previously submitted materials for this variance application.
The permeability of the proposed site is 40%. This calculation includes the roof line, the
landings to the residence, the entry walkway, and the driveway. The minimum permeability
for UR-3 districts is 25%, so this should not require a variance.
Municipal water and sewer will be connected to the proposed residence via the 8 Clinton
Street property. If the site plan is approved, the water, sewer will all be written into an
easement.
