Address: 2254 Route 50 T Saratoga Springs, NY 12866 from the determination of the Building Inspector invalving the remises P � 2254 Route 5_O�J' , in the City of Saratoga Springs, NX, ;�- bning Section 190 , Block 2 , Lot lg, lg on the Assessment Map of said City, Y�HF.REAS, the appellant having applied for a [X] Use Variance, ( ] Area variance, ( ] Extensions of Time� and/or [ ] Interpratation under the zoning Ordinance of said City as amended, and due putilic notice having been duly given of a hearing on said application held on the 21st day of September , 19 94, hFiEREAS, after due consideration, the I3oard makes the following resolution and .finding oF fact: Use variance to permit the erection of a free- standing sign, as shown on submitted plans, be granted for the following reasons: 1. The applicant has demonstrated that this property cannot yield a reasonable financial return if used for any permissible use by providing proof that the original occupant, the Saratoga County Association of Realtors, has had a dramatic decrease in membership thus necessitating the subletting of this building in order to maintain its financial viability. 2. The applicant has demonstrated that the variance requested is the minimum variance that would alleviate the hardship inasmuch as the 6 sq. ft. sign requested is the minimum size necessary to properly advertise four potential businesses Qn Route 50. 3. The use authorized by the variance will not have an adverse impact on the essential character of the neighborhood as other businesses in the vicinity have freestanding signs which significantly exceed the size requested by the applicant. 4. The followingrconditions�must be met: The existing sign (Barry Scott) on the south side of the building must be removed.
