to both their home on the same property, but also close to their son's home located on a nearby parcel,within walking
distance.Their son is an Integral part to funning tnef family business,

Applicants wish to finish the space above a newly constructed detached garage(Accessory Structure)into a home/family office space.
To grant an area variance,the ZBA must balance the benefits to the applicant and the health,safety,and welfare of the neighborhood and
community,taking into consideration the following:
l. Whether the benefit sought by the applicant can be achieved by other feasible means. Identify what alternatives to the variance have
been explored(alternative designs,attempts to purchase land,etc.)and why they are not feasible.
The applicants purchased several adjacent parcels several years ago, and recently constructed their new home on the subject
parcel.Their son lives on one of the nearby parcels and is an integral part of the family business,which is managing several mobil
home parks and real estate. I he applicants find the need to leave the office frequently, and sometimes suddenly to care for their
daughter who Is currently in need of medical care/treatement. The ability to have an office space that is separate from the home,
and yet nearby is priceless,There is not such a space on the property,and none available close enough which offers the same
benefits.
2. Whether granting the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby
properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood
character for the following reasons:
Granting the variance will in no way produce an undesirable change in the character of the neighborhood or be a detriment to
nearby properties.The structure currently exists, as it is being constructed under an open building permit, and as such meets all
current zoning in terms of setbacks and coverage. It's 2 story height compares with several 2 story homes in the immediate
surrounding vicinity off the lake hillside. The roof was designed to be a very shallow hip roof so as to soften it's height.

3. Whether the variance is substantial. The requested variance is not substantial for the following reasons:
The requested variance is not substantial. There will no change to the physical structure,or any increase in traffic.The Board has
routinely permitted finished space within an accessory structure for similar uses,there will not be any new precedent set as a
result of this application.
4. Whether the variance will have adverse physical or environmental effects on neighborhood or district. The requested variance will not
have an adverse physical or environmental effect on the neighborhood or district for the following reasons:
The requested variance will have absolutely no adverse effects on the physical or environmental aspects of the neighborhood or
district. There will be no change to the structure as it currently exists, and all runoff will be handled on site.
5. Whether the alleged difficulty was self-created(although this does not necessarily preclude the granting of an area variance).Explain
whether the alleged difficulty was or was not self-created:
Although the desire to finish the space into a home/family office could be construed to be self-created,there is little to no adverse
effect by granting this variance, but has enormous benefits to the applicants. Their daughter currently needs a significant amount
of medicat care/treatement,and the applicants must often leave the business and tend to her needs. Having an office space on
the property and convenient for the entire family is an enormous benefit.
