Dear Ms.Tucker As a resident of Park Place Condominiums at 268 Broadway, I feel compelled to express deep concern regarding the proposal at 269 Broadway. Some of this concern is obviously a function of the proposed building's proximity to my own residence, but some of it is more broadly based. For example, entry to and egress from our building's parking garage can be very difficult at the best of times given the traffic on Broadway (often heavy in both directions), as well as the fact that delivery vehicles and other service vendors often block one lane of traffic. Of course they do the same in the downtown area but at least Broadway has four lanes at that point. More generally, this street represents a major entry point for visitors approaching the city from the south. Already traffic is sometimes backed up at peak times almost to Panza's restaurant given the numerous lights required to handle the trafFic load. I honestly can't begin to imagine the extent to which adding hundreds of additional cars to this mix each day will exacerbate the problem. The impact of the proposed 2-level underground parking garage on the local aquifer is another concern. The aquifer in this area lies close to the surface as is evident from the fact that there is considerable moisture in the garage that we utilize. I suspect it would be very difficult to determine the impact of new construction but I think it is reasonable to assume that it will aggravate the problems that already exist. Finally the design of the building itself. Of course, 'beauty is in the eye of the beholder,' but this building literally looms over Broadway, and seems totally out of character with its surroundings. Did the zoning rules for this area ever seriously contemplate allowing such a large commercial building to be located here. In closing, you might be tempted to discount these concerns as being driven by self-interest (i.e. my personal convenience), and there is an element of truth in that. However, I urge you to consider the larger points that I have raised here. They are driven by concern for the community that I was born and raised in...including attending high school across the street from where I now live. I am very grateful for your attention to these concerns.
