Dear Zoning Board Members and Staff:
We live at 8 Labelle Lane and have resided here since 1995. The subject property
of the above reference variance and our property share a 150’ property line on
the east side of the subject and west side of our property. We are probable the
most impacted by the garages. We did not have a chance to see or comment
about the project as we were not noticed until I reached out to the city and
received a notice the end of last week. It would have been nice to have the
opportunity to comment before tonight. The property has an existing site plan
that has been changed without and city board approvals. I would request the
property be brought back in conformance with the approved site Plan. There was
an existing fence and vegetation that were to remain and a driveway width noted
on the site plan. The fence and vegetation have been removed (by a prior owner).
The removal created a curb cut that is essentially most of the depth of the
property along the alley. The fence and vegetation provided parking lot screening
for the adjacent neighbors. Along the alley was a grass strip that directed water
from the parking lot and alley into the storm drains. This area was paved over as
well as the parking lot being expanded. Lastly, there was an area to be conveyed
to the city as part of the approved site plan which to the best of my knowledge
has not been conveyed. Overall we are in support of the project as long as the site
plan violations are corrected. We feel the garages would be a nice addition, but it
is time to bring the site plan into conformance. Thank you.
