The min.lot size required is 6,600 sq.ft. The lot size being requested via this variance process (per discussion with the Planning Board)is 6,170 sq.ft.The one variance being requested is 430 sq.ft. (6.5%). The Zoning Board of Appeals recently requested additional information regarding the coverage area of the proposed house,coverage of the proposed accessory building and setback to the proposed accessory building. The submitted plans include an outline of the UR-2 zoning district area requirements. This project is not requesting any other variance beyond the overall lot size. Future development by future property owners would be required to comply with the current zoning area requirements as follows for a UR-2 district: - Principal Building Coverage—30%: 6,170 sq.ft.lot size proposed = 1,851 sq.ft.max. allowable principal building coverage (This area is compliant with the min. 1"floor area requirements of 900 sq.ft. for a one story house and 700 sq.ft. for a two story house.) - Accessory Building Coverage— 10% 6,170 sq.ft.lot size proposed= 617 sq.ft.max.allowable accessory structure coverage (This area provides a reasonable and useable 22'x 24'garage with 12"roof overhangs on sides&6"on front/ back= 600 sq.f.t) - Accessory Building Setbacks—5'min. side setback/ 5'min. rear setback Any future accessory building will have to comply with zoning requirements. This correspondence is intended to outline the current UR-2 zoning district area requirements as related to the current project site as requested by the City of Saratoga Springs. This correspondence,the project and variance requested acknowledges that future development on the project site is intended to comply with the current zoning ordinance,process and procedures. The proposed project submitted at this time does not limit future owners from pursuing other development options following the processes allowed by the City of Saratoga Springs zoning ordinance.
