We would also like to clarify the project area which is different depending on which forms you are reading. These numbers can be difficult to understand why they are not all the same. The project seeks to connect multiple buildings along the Broadway frontage and develop or redevelop the land behind the main buildings.The Rip Van Dam and "Starbucks"occupied buildings will be restored to redevelop the 15,273 GSF into Commercial space on the first floor and basement, seven hotel rooms and four apartments.The new building being constructed with the primary frontage on Washington which will include +/-n��eighty five new residential units,� +/- � thirty three new hotel rooms, and +/-600 sf for commercial/retail along the Washington frontage. The new building will include garage parking for approximately�94 vehicles within lower level and first floor level decks with access off Washington Street.The project will include new walkways along all the street frontage along Broadway and Washington Street. Improved streetscape and stormwater treatment will be included as part of the project redevelopment. The existing stone house which was once the parsonage will be adaptively reused to accommodate the operations and administration offices for the hotel and restaurant.The project proposes to address the increase in impervious area by utilizing green roof systems on a portion of new roof as well as infiltration within the courtyard area. Previously projects have been approved for a portion of this site to include as many as 176 new hotel rooms and a 200 seat banquet hall.As well as modified version of that approval to include 159 hotel rooms and 200 seat banquet hall. The most recent approval for the Rip Van Dam project anticipated an increase in vehicular trips during the peak hour of 99 trips.The current proposed project would see an increase of 83 trips during the peak hour.This development presents a reduction in vehicular trips as compared to previously approved proposal and is producing less trips than the previous. No modifications to the SEQRA should be needed.
