Thank you for submitting your comments. Your feedback will be forwarded to the City's
Planning Department and Land Use Board members. NOTE: Comments submitted later than
12:00 noon on the day before the Land Use Board meeting may not be reviewed prior to
their meeting. All comments will be added to the project file in the Planning Department.

Comments We are concerned that the applicant's past chimeric represen-
tations to this party will adversely affect the community and sur-
rounding environs. In 2014-15 we were informed by the appli-
cant: "Your property is not in a floodplain." Fact: It is. Parenthet-
ically, how did the City sanction this? "The area across the
bridge will consist of 'Boutique' shops, restaurants, hotel, spa
and other'Upscale" amenities. Fact: Transient housing mixed
with long term homes and mishmash of unaesthetically de-
signed buildings; this is not the intimate enclave complimenting
our homes in Eureka Circle that was presented to us ...res ipsa
loquitur. "The bridge connecting the Spring Run Trail to Or-
mandy Lane will consist of 50 feet of boardwalk...the rest will be
stone dust." Fact: A 435 foot unmaintained White Elephant.
(Picture presented to Planning Board in February) "Your prop-
erty will have ultimate privacy" Fact: Not one area of our prop-
erty is private especially with pedestrians crossing bridge with
constant traffic...night and day irrespective of dust to dawn clo-
sure of area. We do not feel secure; the police have been
called on numerous occasions; our quiet enjoyment of life is
compromised.
"The Spring Run Trail WILL NOT have access/egress from Eu-
reka Avenue." Fact: See above.
Further, it is our understanding the 435 foot bridge and trail
leading to Ormandy Lane would be maintained by proceeds
from the HOA of Excelsior Springs. It is not maintained other
than an occasional grass cutting. Posted rules of Excelsior Park
Preserve: Hours, Parking, Pets, Prohibited Actions-All violated
including entering wetlands.
The impact on the Spring Run Trail, flora and fauna, watershed,
floodplain, light, noise and traffic pollution, police calls etc. have
had deleterious consequences.
Given the history of misrepresentation how will the Planning
Board assure that the applicant's conformity and adherence to
accuracy is maintained and the minimalization to the environs
assured?
