Comment: Show the existing conditions survey on one sheet then show a subdivision on another sheet. Response:The plans have been revised to include the existing conditions survey and subdivision plan on separate sheets. 2. Comment: Show the 10'sewer easement to the City on the survey Response:The existing sewer easement has been included in the subdivision plan set. 3. Comment: Show the water and sewer service for all building on the property. Response:The Existing Conditions&Demolition Plan has been revised to include the approximate locations of utilities to the respective buildings. Notes have been added to the sheet stating the contractor shall verify locations of all existing utilities prior to construction and demolition. 4. Comment: Show the location of the curb box on the Layout, Materials,and Grading Plan. Install curb box a min.of 5'from property line. Response:Sheet LMG-1 has been revised to include the locations of the curb boxes for each individual water service. 5. Comment: Why are the street trees not in the R.O.W.? Response:The plans have been revised to relocate the street trees within the Right-of- Way. Due to the location of the existing fire hydrant and sanitary sewer main along Van Dorn Street, the northernmost street tree has been relocated onto Lot 2 to provide Van Dorn and Seward 2 of 3 Subdivision May 7, 2021 at least 10'of separation from the existing utilities. The proposed tree has been located as close to the City right-of-way as possible. 6. Comment: Have test pits been done to determine the elevation of bed rock? Show basement floor elevation. Response:Test pits have been completed and the results are located on the cover sheet. The elevation of bedrock has been determined to be approximately 48"below the existing grade. Based on the results of the test pits, the proposed single-family residences will not contain full basements and the foundation construction will consist of concrete frost walls on concrete footings. 7. Comment: Sewer manhole to the North can be opened. Response:The call-out stating the sanitary manhole cannot be opened has been removed. 8. Comment: Confirm that Fire apparatus turn-around is acceptable to the Fire Department. Response:Under existing conditions, Van Dorn Street exists as a dead-end street without a fire apparatus turn-around. The proposed driveway for Lot 4 contains a new fire apparatus turn-around meeting the minimum requirements outlined by the International Fire Code.Attached is a copy of Appendix D of the International Fire Code containing acceptable dead-end fire apparatus access road turnarounds. The plans have been submitted to the Fire Department for review and subsequent approval. 9. Comment: Determine the condition of the sewer line to be relocated from the metal cleanout to the sewer main. If condition is poor, properly abandon and continue in a straight line to the sewer main. Show the new easement for the relocated sewer service. Determine the number of sewer services in this area, easement give permission to 3 separate parcels(38,40,42 Seward St). Response:The plans have been revised to include a callout stating the existing metal cleanout shall be inspected at the time of demolition and removal and inspected by the City of Saratoga Springs. If the cleanout is deemed inadequate, the cleanout and lateral shall be abandoned and a new lateral shall be extended in a straight line to the existing sanitary main. Thompsons Fleming Land Surveyors obtained the locations of all utilities present and a sanitary cleanout was located for 40 Seward Street only. The existing cleanout location has been included on the plans. In addition, water services currently traverse the parcel in close proximity to the sanitary sewer line and the locations have been included on the design drawings. 10. Comment: Remove sump pump lateral location on typical Lot Layout Detail as there is no storm on Van Dorn St. Response: The Typical Lot Layout Detail has been revised to remove the sump pump lateral. Van Dorn and Seward 3 of 3 Subdivision May 7, 2021 11. Comment: The City would like to see the two maple along Seward St removed. Response:The Planning Board requires the extension of the existing sidewalk along Seward Street to continue along the front of the project parcel. In order to install the sidewalk, the existing maple trees and spruce trees shall be removed. The Existing Conditions&Demolition Plan has been revised to remove the trees along Seward Street for the extension of the existing sidewalk.
