Whether the benefit sought by the applicant can be achieved by other feasible means. Identify what alternatives to the variance have been explored (alternative designs,attempts to purchase land, etc.)and why they are not feasible. A smaller pool was considered. However,the requested variance allows for a pool size which is deeper and provides a much saer environ nen for active use. Further, the size ot the pool does not in any way negetively impact contiguous properties given the size of the lot and the pool location on the lot. Our lot is much larger than those of neighboring properties, and the size of the houce and detached garage is consictent with, and comp1emcntary te,the curroue ing neighborhood. 2. Whether granting the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood character for the following reasons: To the contrary. This project/investment will only enhance the character of the neighborhood. I will be fencing the pool in properly via ail ot the guidelines.This again is an in-ground pool and, given its location, will not be visible to nearby properties. We have included photos of the property prior to our purchasing it, and, as you can see from the photos,we demolished a somewhat plans for you to see the home we are building and the curb appeal it will have upon completion. The requested variance is not substantial for the following reasons: I do not feel the requested variance is substantial.The lot is 15,120 square feet(.35 acres). TT— — • T •T— ■ 28.9% of the lot,with the principal building accounting for 17.2%, and all accessory structures (a/c condenser, garage, pool) totalling 11.7%. These two numbers COMBINED are less than what is allowed for coverage of just the principle structure. I feel we are well within the established coverage/permeability limits to seek this minor variance. 4. Whether the variance will have adverse physical or environmental effects on neighborhood or district. The requested variance will not have an adverse physical or environmental effect on the neighborhood or district for the following reasons: No,we are only seeking a minor variance to accomodate a pool. We are not taking down any trees, or displacing any wildlife. This should be noted that we have already planted 29 trees since purchasing this property. These trees were planted in the rear of the property principally to create a privacy buffer between my lot and the high school.This home will not have any adverse physical effect on the environment, rather to my last point,only enhance it. 5. Whether the alleged difficulty was self-created(although this does not necessarily preclude the granting of an area variance).Explain whether the alleged difficulty was or was not self-created: This was self created. Quite frankly,when I applied for my pool permit, I was not aware that a pool would be considered in the - • . :• .' • ■ .
