ADVISORY OPINION
In the matter of the requested advisory opinion to the Zoning Board of Appeals
#20200545
64 Ludlow Condominium Garage
64 Ludlow Street
Saratoga Springs, New York 12866
involving the proposed construction of a 10-stall detached garage for an existing condominium building within the
Urban Residential - I District, tax parcel 166.61 -2-5 I within the City of Saratoga Springs.
Following discussion on this matter on June 2, 2021 , the Commission issues the following opinion:
EC Favorable Opinion
Considerations:
Mass and scale as a single structure is more appropriate than separating into multiple structures. The siting on the
lot and location in the rear of the principal structure is appropriate. The location, mass, and scale reflect the image
of a horse barn, which the DRC finds appropriate for this application.
The DRC suggests the applicant consider ways to create depth in the facade, such as extending the roof eaves or
bumping out some of the bays.
