Comments I am a member of the Maple Ave, Marion Ave and Maple Dell
Neighborhood Association and stand with this group in objec-
tion to the PUD proposal being pushed by Stewart's. I am
fiercely opposed to the vacant lot at Maple Dell /34 Marion Ave
being changed from its current residential zoning to either med-
ical or commercial intense zoning. Maple Dell is a residential
neighborhood with homes right next to this vacant residential
lot. Commercial or Medical zoning in this residential neighbor-
hood brings more light pollution, noise, crime,and traffic. There
must be desirable neighborhoods for working families in this
city! The Maple Dell neighborhood has already successfully
fought against the rezoning of this lot in the past; stop revisiting
this lot.
The intersection of Maple Dell, Marion Ave, and Rt 50 is al-
ready extremely busy. Accidents are frequent, traffic constantly
blocks access from Marion Ave. into Maple Dell.
Medical/Commercial zoning on this lot will worsen these prob-
lems. Many people walk and ride bikes from Maple Dell across
Rt 50 to the Spring Run trails. My daughter rides her bike on
Maple Dell and walks to the bus stop on this road. Traffic is a
nightmare as it is. Maple Dell will become increasingly danger-
ous with more commercial development. This area needs to be
made safer for pedestrian and bike traffic, not worse!
In addition, developing this vacant lot on Maple Dell will de-
value my property and change the character and appeal of my
neighborhood. I welcome Stewarts moving across the street to
Marion Ave where the gas station already exists but no com-
mercial intense zoning should ever be allowed as a replace-
ment on Maple Dell.
This PUD proposal makes this area less pedestrian friendly and
further cuts the neighborhood off from the core of the city. This
proposal is not in line with protecting the greenbelt or promoting
viable, attractive housing for working Saratoga families.
