After evaluating the proposed lot line adjustment and sketch Site Plan for the project at 318 West Ave. to
deterinine the applicable zoning district and corresponding requirements, I have determined that the
following zoning applies:
The parcel currently identified as 318 West Ave. (Parcel # 178.48-1-16) is located within the Transect -4
Urban Neighborhood (T-4) zoning district. The property is also located in an Architectural Review District.
The portions of parcels 178.48-1-41 and 178.-4-24 proposed to be added to the above property are currently
part of the lands identified as "Zone B" within the "YMCA of Saratoga Community Campus Planned Unit
Development" (YMCA PUD) as described in the City Zoning Ordinance §240 Appendix C:10.
In accordance with "Section XV: Expirations" of §240 Appendix C:10, I find that the planned unit
development zoning approval as it applies to the above referenced parcels has hereby expired, and thus
reverts to the zoning district in existence at the time of the PUD approval. City records show that the
portions of parcels 178.48-1-41 and 178.-4-24 proposed to be included in the new lot were located wholly
within the Transect -4 Urban Neighborhood (T-4) zoning district at the time the YMCA PUD legislation was
enacted.
It is therefore my determination that the entire proposed parcel as shown on the "Lot Line Adjustment"
drawing dated August 6, 2018 would be situated within the Transect -4 Urban Neighborhood (T-4) zoning
district and subject to the requirements of the same.
