On behalf of Jennifer and Peter Lopatka, we are hereby submitting a revised application for
the proposed Saratoga Pet Resort project.
The project has been revised in accordance with the comments and SEQR resolution from
the Planning Board's September 20th meeting, whereby the Board indicated that the size of the
structure should be reduced to the scale of 2 typical residential dwellings or approximately 5,000 sq.
ft. As you will see from the submission, the footprint of the proposed structure is now 5,000 sq. ft.
with only a 5,000 sq. ft. structure visible from any location offsite, including, most importantly,
Kadeross Avenue West. There is also 5,000 sq. ft. of basement space but it is not visible from
offsite.
Since the Board had previously acknowledged that potential noise, odor and traffic impacts
were properly addressed and mitigated, we request that with these changes, the Board will be in a
position to issue a SEQR negative declaration and proceed with project review.
The architectural character of the building remains agricultural, in keeping with the Board's
comments and the provisions of the Rural Residential District. Please place this project on your next
available agenda.
