Enclosed please find the revised plans for the lot coverage of the Flaherty's home. From the original
application having the Principal Lot Coverage at 31.8%, we have reduced the coverage to 30.5%, a
4% reduction.
This resulting Principal Lot Coverage is less than nine (9) homes on the south side of Fifth Avenue
within our 24 lots sampling. That would mean that 37.5% of the homes in this neighborhood have
greater Principal Lot Coverage than we are requesting.
With regard to the concept of Total Lot Coverage, there are eleven (11) lots that have greater Total
Lot Coverage than the Flaherty's residence. That would mean that approximately 49% of the homes
in this area have greater Total Lot Coverage than my clients including both of the immediate
neighbors to the property.
For ease of the Board's understanding, I have included a colored chart showing our client's property
and the properties that have excess Principal Building Coverage and the properties that excess Total
Lot Coverage.
I would appreciate it if you would distribute this letter and the plan along with the associated
residential chart to the members of the Zoning Board and include it on the Zoning Board's Agenda
website.
