With regard to Application of Mary Beth Flaherty for an Area Variance with regard to the home that
she and her husband wish to construct on the above referenced property, the Zoning Board wished us
to submit further information with regard to their proposed home. The Principle Building Coverage
as per the City standard, in this case, at 31.8%, we believe grossly exaggerates the size of the
building based on a significant portion of that percentage being the overhangs, the "areaway" beyond
the roof on the west side of the home and the front porch.
I attach and would ask you to distribute to the members of the Zoning Board and place on the City
website, a breakdown of the physical space pertaining to the first floor of the home and four (4)
elevations that show the four (4) sides of the proposed house.
If the Board. takes away the overhang, "areaway" beyond the roof and the front porch, the Principle
Building Coverage of the home is 24.46% of the Lot. In relationship to the chart that we have
previously submitted to the Board, that percentage is equal to or smaller than 19 of the 24 Principle
Buildings on that chart. Also, it was our impression that the Board may have interpreted the 31.8%
of coverage at 3,580 square feet as being the home's living space. In fact, the first floor habitable
space of our client's proposed structure is 1,887 square feet.
I believe that this data complies with the requested information from the Board and I would ask that
we be placed on the Agenda for Monday, February 12, 2018.
