HomeMy WebLinkAbout20180116 3020 JPSMSSingleFamily_155UnionAve_SmithCorr_3-5-18To Saratoga Springs Zoning Board re: #3020 155 Union Ave We are the neighbors directly on the right of the lot for the proposed building site and strongly oppose the requested side setback variance. We purchased our house with the understanding of the current zoning laws for UR -4 (not UR -1 as stated on the summary) which require a 20 foot setback from our property. Further, we believe the requested variance is egregious and unnecessary, as the design plans show there would be nearly 42 feet of distance to the house on the left, in which the owner of the lot resides. Our main concerns are: 1) Noise Pollution — We have had tremendous difficulty with the noise level coming from our neighbors on the other side of the house whose house is very close to ours. We do not want the same situation on both sides of the house. 2) Privacy violation — Our bathrooms and bedrooms are on that side of the house and believe that the requested variance would put us too close to allow for sufficient privacy. 3) Natural Lighting — As previously stated, the house on right is very close to ours and we lose out on the sunlight from the east. We want to preserve as much sunlight as possible from the west side. 4) Home Value — Having a house built within the requested limits would negatively affect the value of our own home. We would like to note that this variance request is entirely self-inflicted. The neighbor to the left owns the lot and could have requested the variances be made on their side without changing the dimensions of the proposed structures. Thank You, Jesse and Melissa Smith 165 Union Ave.
