NOTICE IS HEREBY GIVEN that Baird Brown Realty, LLC has applied to the Saratoga Springs
Zoning Board of Appeals (Project #3040) for an area variance to construct an addition to an existing
three-family residence; seeking relief from the minimum side yard (each side), minimum total side
yard setback and maximum principal building coverage requirements for the addition; and minimum
side (each side), minimum total side yard and minimum rear yard setback to parking in the Urban
Residential — 3 District at 79 Lake Ave. The property is identified as Tax Parcel #165.52-3-23 on the
Saratoga Springs Assessment Map.
A public hearing on this application will be held before the Zoning Board of Appeals on May 21, 2018
at 7p.m. at City Hall, 474 Broadway, Saratoga Springs, New York.
The project application is publicly available within the posted agenda for said meeting at
http://www.saratoga-springs.org/AgendaCenter/Zoning-Board-of-Appeals-10.

A copy of the enclosed "Public Hearing Notification" letter advertising for an area variance at 79 Lake
Avenue must be sent to property owners at least seven (7) days, but not more than twenty (20) days,
before Monday May 21, 2018 as follows:
"The applicant shall obtain from the City the names and addresses of property owners within
a geographic radius from the applicant's subject property boundary as indicated below. Area
Variance: 100 feet". (Zoning Ordinance- Section 8.4.5.2).
❑ Property owners can be identified via the Saratoga County GIS mapping system. Please find
attached hereto. A copy of the enclosed notice must be sent to each property owner address listed,
in city provided envelopes which are available at the Zoning Department. Only city provided
notice shall be sent, no additional or self produced materials shall be concluded.
❑ Proof of mailing (a "certificate of mailing") issued from the Post Office must be filed with the
Land Use Board Coordinator prior to the hearing. Please note that a "certificate of mailing" is
not the same as "certified mail". The "Public Hearing Notification" letter does not need to be sent
by "certified mail".
❑ The legal ad will be placed in the Saratogian the Wednesday prior to the hearing. Proof of
payment of the legal ad must also be filed with the Zoning Board Secretary prior to the hearing.
You will need to stop into the Saratogian billing office prior to the meeting to make the payment.
They will not send you an invoice.
❑ The applicant or a representative must be present at the meeting to make a presentation before the
Board or the Board may not hear the application.
