This Colonial Revival style residence, c. 1915, is a "contributing building" to the East Side Historic District listed on the National Register of Historic Places. The applicant proposes to replace the existing historic slate roof with a standing seam, charcoal gray metal roof. The slate roof is an important character -defining feature of this structure and contributes to the significance of the property. The City of Saratoga Springs Historic Review Ordinance Standards state: B. Repair rather than replace Distinctive architectural features that characterize a structure or site shall be repaired rather than replaced whenever possible. If replacement is necessary, the replacement materials should match the original in composition, design, color, texture and other visual qualities. The City of Saratoga Springs Historic District Design Guidelines for Roofs state: • The original size, shape and pitch of the roof should be maintained. • Repair and maintain original roofing materials whenever possible. • If replacement is necessary, the roof should match the original design, size, shape, material and texture or should be based on historic evidence. If no historic evidence is available, the roof should match in design and materials the architectural style and period of the historic building. In light of the considerable effort and investment the owners are taking to respect and maintain the architectural character of their property, the Foundation recommends that the existing slate roof be replaced in-kind. However, if that is not possible, a composition shingle roof would be the preferable alternative as it more closely resembles a slate material. Thank you in advance for your thoughtful consideration.
