My wife and I have been happy residents of Saratoga Springs since purchas- ing our home on Grand Avenue between Walnut and Birch streets in 2007. We purchased, in part, because of the zoning regulations in place in the neighborhood (UR-2), and have for many years enjoyed the character of the neighborhood that the zoning guidelines protect. After careful review of the application, we observe that there are significant issues and discrepancies between the regula- tions currently in force vs. what is proposed in the application. As neighbors only a couple houses away and who drive past the property daily, we would strongly encourage the Planning Board to consider voting NO on the subdivision as proposed. We believe that the following issues are of concern: 1. UR-2 requires a minimum average lot width of 60 feet. Mea- surements scaled off the provided drawing reflect an approxi- mate average width of 48-49', which is clearly a non-conform- ing subdivision. 2. UR-2 requires a minimum 1st floor square footage of 700 square feet. The provided drawing reflects an approximate pro- posed square footage of 540 square feet. Increasing the size of the proposed home to a size more consistent with the neighborhood's character(1100-1500 square foot first floor) would be difficult to achieve while maintaining setbacks given the radius corner on the lot. 3. The proposed location for a driveway is a busy intersection with large volumes of traffic from Roma's, as well as busses and parents transporting kids to and from Division St. Elemen- tary. There are frequent accidents on this corner, even as re- cently as March 2021 when a careless driver hit the yield sign on the adjacent island. Additional vehicles attempting to pull out into traffic in this spot is a potential problem. Sight lines for turn- ing traffic are a real concern. We appreciate your consideration and request that you uphold the UR-2 guidelines as adopted.
