Whether the benefit sought by the applicant can be achieved by other feasible means. Identify what alternatives to the variance have been explored(alternative designs, attempts to purchase land, etc.)and why they are not feasible. Home occupancy permit allows 1 112 sq ft wall sign advertising the home business. Our wall facing the main thoroughfare(Lick oa is not visible due to landscaping/ a us es. Permit-exempt window signs are not readily visible from the Gick Road or the northern side entrance(via.Jordan Drive South) 2. Whether granting the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood character for the following reasons: Our house is located on the corner lot of a busy intersection(Route 50 and Gick Road),a few hundred yards from multiple community centers and businesses advertising themselves with large, metal and plastic signs, for example the VFW building on Excelsior Avenue and the retail center just East on Route 50,with signs for Saratoga Health and Wellness,Pae's Tae Kwon Do. The sign we propose is a short, hanging wooden sign, which will be placed about 20'inward from the road, with the character of a sign showing the name or address of the family living in the home. This application is for a sign for approved residential use of the property(i.e.Home Occupancy) Our proposed 9 osed sign design is 7.5 sq ft,(3'tall x 2.5'wide)well below the maximum height and size of freestanding signs. 4. Whether the variance will have adverse physical or environmental effects on neighborhood or district. The requested variance will not have an adverse physical or environmental effect on the neighborhood or district for the following reasons: This variance will have a positive physical and environmental effect on the neighborhood and district. Our home occupancy yoga studio aims to create a Community Yoga Spot,a place for health and wellness our neighbors can walk to. 5. Whether the alleged difficulty was self-created(although this does not necessarily preclude the granting of an area variance).Explain whether the alleged difficulty was or was not self-created: Our alleged difficulty is the landscaping blocking our main thoroughfare-facing exterior wall of the house, which was installed by the former owners of the property. Our alleged difficulty is the need for a sign in addition to what is allowed in the Home Occupancy section of the ordinance, which allows for just one 1 1/2 sq ft sign.
