Dear members of the zoning board;
In response to the comments made on the Zoning Board made on March 8th, we have gone back and
made some adjustments to the design that we believe address the Board concerns.
1) Due to the concern of the proximity of the garage shed dormer on the south elevation to the
neighbor, we have reduced the size of the dormer and moved it back on the roofline. Now the
face of the dormer on the south elevation will be at least 10' from the property line. (instead of 8
feet) In addition, the roof and soffit will extend along the south side to minimize the feeling of the
dormer as a 2-story addition. I would also point out that the dormer faces the garage wall of the
adjacent house, and therefore there is no impact on the neighbor's views or light.
2) Due to the remarks regarding the front porch extension, we have made the following
modifications:
• Modified front yard setback from 17'-4"to 20'-8"
• Decreased the overall width from 12' to 10'
3) In addition, we have taken a close look at neighborhood properties, and have compiled many
examples of houses along the street that also have covered entries. As you can see there are
many homes that have either added or provided covered entries at the front door.
4) Lastly, we have taken into consideration the concern of colors and materials in order to "blend"
into the neighborhood and are therefore suggesting the following:
• Maintain the original brick color
• Modified the color palette to be more in keeping with neighborhood properties. (as shown in the
revised 3d image.)
We hope that you find these modifications as an improvement to the original application and will meet
with your approval.
