Location: US Route 9 and Driscoll Road Received from the City of Saratoga Springs Zoning Board of Appeals on February 24, 2021 . Reviewed by the Saratoga County Planning Board on March 24, 2021 Decision: No Significant Countywide or Intercommunity Impact Comment: Because of the proposed building's location and the zoning designation of uses as both rural residential and for tourist-related businesses, it is important that the proposed uses do not become lighted beacons which adversely impact the immediate area. The project area certainly is sparsely populated at the present time and it is recognized that there will be the need to provide location/destinaton lighting at night as well as for the entrance to the parking area. The Board inquired as to whether there is the need for a third sign immediately abutting the building, particularly one with internal lighting. The Board recognized this is a review item better suited for the local board. In reviewing the parking areas in light of the city's standard for commercial parking areas - that they should be in side and rear yards - the Board did recognize that the property is a corner lot with two front yards and that one of those front yards looks directly upon South Broadway. We viewed the parking layout as a tradeoff by using Driscoll Road as a front yard for parking with no adverse visual impact to the Rt. 9 views along the eastern side of the property. .d>,,,,'ie.< f Michael Valentine, Senior Planner Authorized Agent for Saratoga County DISCLAIMER: Recommendations made by the Saratoga County Planning Board on referrals and subdivisions are based upon the receipt and review of a "full statement of such proposed action" provided directly to SCPB by the municipal referring agency as stated under General Municipal Law section 239.
