DESCRIPTION OF INTENDED SITE DEVELOPMENT& USE: The site, #132 Adams St., is located approximately 120' South of the intersection of Crescent St. and Adams St. in Saratoga Springs New York. The 18,750 sq. ft. lot has an existing single family residential building with detached garage and small shed. The existing building is accessed by driveway at the South of the site. The lot area is nearly level. The property is mostly grassy with a couple landscaping shrubs and only a few trees. The proposed subdivision of this parcel would result in dividing the single lot into two lots. The existing residence is proposed to be removed. A new single family residence would be located on the 9,375 sq.ft lot to the South (designated as Lot 2 on the map). The existing curb cut for the driveway would be modified/ shifted slightly to the North to accommodate a new house in compliance with zoning setbacks. The new lot to be created to the North of the existing house,would be subdivided from the main parcel and marketed for sale as a residential building lot. The new Lot 2 is proposed to be 9,375 sq.ft.in area. Development on each lot would be in compliance with the requirements of Table 3 of the City of Saratoga Springs Zoning Ordinance as shown on the subdivision plans. WATER REPORT: Currently, there are 2 bedrooms within the existing single family dwelling on the property. Using a standard demand of 110 gallons per capita day (gpcd), the existing property can be estimated to have an annual water consumption usage of 80,300 gallons. Assuming that each lot will accommodate a single family residence with 4 total bedrooms the annual water consumption would increase by 160,600 gallons per house per year. Therefore, both houses are expected to have a total demand of 321,200 gal/ year(A total net increase of 240,900 gallons per year from existing conditions). There is a 6" D.I.P water main located in Adams St. which will service the new residences. A new 1" water service connection is proposed for both the new lot and the existing/modified lot. SANITARY REPORT: There are 2 bedrooms within the existing single family residence. Using a standard sanitary sewer of 110 gallons per capita day (gpcd) the existing property can be estimated to have an annual sanitary load of 80,300 gallons. Assuming the both lots will accommodate a single-family dwelling containing 4 bedrooms, the annual sanitary load for the two lots will be approx.. 321,200 gallons / year (net increase of 240,900 gallons per year from existing conditions). There is a 12" tile sanitary sewer main located in Adams St. directly in front of the project site and runs North towards Crescent St.. The existing residence appears to be currently connected to this main. Each proposed new single dwelling unit building would be expected to use a 4" to 6" diameter PVC service line connecting to this main. The additional load from the construction of the new residence is not expected to tax the capacity of the municipal system. 2 STORMWATER& BASIC SWPPP/EROSION CONTROL SOIL CONDITIONS: The project site is relatively flat. Soils on this site are, DeA, Deerfield with hydrologic group A. According to Saratoga County Soil surveys, this soil is classified as loamy fine sand, very deep, moderately well drained with slopes of 0-3%. Soil properties include moderately rapid permeability, slow surface runoff and slight erosion hazard. Depth to bedrock in areas of such soils is typically greater than 60". SEDIMENT& EROSION CON IROL: A sediment and erosion control plan has been developed in order to specify minimum controls and measures to reduce sediment runoff during construction. - Construction Entrance: One construction entrance has been specified to accommodate each proposed new driveway on each lot. - Topsoil: A potential topsoil storage area for foundation backfill and topsoil will be identified (possibly towards the rear / Eastern portion of each lot) and will be surrounded by silt fencing. In general, excavated soil for foundations that will not be retained for backfill and topsoil grading will be required to be removed from the site. - Concrete Wash: Concrete wash areas have been noted on the plans. - Sediment Control: Less than 0.43 acres are anticipated to be disturbed during construction.
