The purpose of the Special Use Application is to change use of a portion of the property to office space, equipment storage and dry storage. The following is a narrative for your review: I. Mackey Auto Group Executive Offices: Mackey Auto Group intends to occupy approximately 1330 square feet of the front portion of the building as identified on the attached drawing for its executive offices. Chris and Christopher Mackey as well as their Business Assistant will occupy this space on a full-time basis when they are not traveling out of state visiting their out of state businesses. Included in the Mackey Auto Group Space is a conference room and small flex space office area to be used by occasional visitors, for instance, a manufactures representative. It is important to note that there will be no customer/client interface at this location and the Mackey use will be limited to 3 full time employees. Both Chris and Christopher Mackey will have indoor parking spaces and do not plan to occupy any of the exterior parking spaces. Their Business Assistant will occupy one exterior parking space. The minimum requirement for external parking spaces for office is 1 parking spot per 300 square feet of office space. The office space for Mackey Auto Group is approximately 1330 square feet therefore the minimum parking space for Mackey Auto Group office space is 5 parking spaces. II. NLH Property Management Services Offices and Storage: Mackey Auto Group proposes NLH Property Management Services as a tenant who will occupy 580 square feet of the 2586 total Administrative Office space area as shown on the attached drawing. The remaining square footage identified on the plan as "Common Area", approximately 676 square feet, will be used jointly by Mackey and NLH. NLH Property Management is a small company with fewer than 10 total employees who will utilize their leased area for two (and possibly a third in the future) administrative level employees to carry out daily tasks including but not limited to job scheduling, billing, contract management,phone answering etc. Additionally, the owner,Nathan Hover, will occupy an office within that same space. The company will lease approximately 3400 square feet of dry storage space directly behind the proposed leased administrative office area for equipment and supply storage. Although NLH employs up to 10 employees in the peak summer months, all but three are laborers and skilled craftsman in the field. NLH will require (2)Exterior parking spaces for employees and the owner,Nathan Hover will park inside the leased warehouse space. From time to time, small client meetings may be held by NLH on site with attendee's not to exceed 4,most often family members riding in the car together. It is anticipated that the total exterior parking need for the NLH operation at peak demand is 4 exterior parking spaces. The minimum requirement for external parking for office space is 1 parking space per 300 square feet of office space area. The offices space for NLH is approximately 580 square feet therefore the minimum parking space for NLH office space is 2 parking spaces. The required parking for equipment storage is 1 parking space per 2 employees and 1 per company vehicle. As mentioned above,NLH will employ up to 10 employees and will not have a company vehicle for a minimum of 5 parking spaces. The total minimum requirement for external parking spaces for office and storage for NLH is 7 external parking spaces. III. King Enterprises Storage: Mackey Auto Group proposes King Enterprises as a tenant who will occupy 3,640 square feet for the purpose of(the"Lease Area"). King Enterprises will utilize the Lease Space for occasional equipment or vehicle pick up during the hours of 7:00 a.m. and 5:00 p.m. King Enterprises will not have any employees located at the Premises. It is anticipated that the total exterior parking need for King Enterprises at peak demand is 1 exterior parking space. The minimum requirement for external parking for storage is 1 parking space per 2 employees, a total of 1 space would thus be required. IV. Christopher Mackey and Charles Mackey Personal Vehicle Storage: Mackey Auto Group proposes Christopher Mackey and Charles Mackey as a tenant who will occupy 2,209 square foot for the purpose of personal vehicle storage. There will be no requirement for employees and therefore no need for any exterior parking. The minimum requirement for external parking for storage is 1 parking space per 2 employees. While there are no employees,we have allocated I space.
