APP.#20210062 MARION AVE. - MAPLE DELL PUD I am against the PUD as presented. Some of the reasons are herein listed: 1. Do we really want to develop one area on the shores of Loughberry Lake? Our main source of potable water to the city. 2. For the fourth time the vacant lot on the corner of Maple Dell and Marion Avenue is included in this PUD although the applicant does not own the property. Why? As late as 2016 the City denied the application to change the zoning. On 20 June 2016 we provided/submitted a petition signed by 28 single family home residential home owners. It detailed the fact that there is no hardship that could allow acceptance. 3. Many inconsistencies of this PUD as opposed to the Comprehensive/Master Plan. 4. The proposed Cluster Houses depicted within the proposal - Seven I believe. On the edge of the Watershed? Has an Environmental Impact Study request been submitted? For many years there existed a chemical sales/storage business on the property under review. Has that area been reviewed/tested to determine if remediation is required? T.
