We purchased our home four years ago, in early 2017, delighted that a small neighborhood such as this within city still retained the neighborhood feel with majority of residents being owners. Our home was originally built around 1920 and had been lovingly renovated from top to bottom & expanded by the Roohan family, keeping much of the original period charm in- tact. Before we purchased the house we had reviewed the neighbor- hood zoning as well as the recently updated city comprehen- sive plan and felt confident that nearby vacant lots on Marion Ave were all zoned residential, and would remain so going for- ward. We strongly object to any expansion of commercial activity onto any of the residential lots currently under review. Moving the existing service station and car wash from the existing lot onto residential lots, as proposed by this PUD, would degrade the residential neighborhood feel of this area. Rotating the existing car wash 90 degrees, but also moving it onto a lot that is cur- rently zoned residential does not improve the neighborhood. We also trust that the city will take appropriate measures to protect the reservoir and watershed, and respectfully request that this planning board not approve either the formation of this PUD, nor allow for any expansion of commercial activities onto lots that are zoned residential.
