This time, Stewart's Shops is attempting to get around established zones in our City's Comprehensive Master Plan, updated approximately 6 years ago in 2015, by proposing a Marion Avenue-Maple Dell PUD. The submitted proposal includes the Healy property located at 34 Marion Avenue holding onto the coattails of the Stewart's Shops seemingly hoping this corporation's influence will allow that piece of property, along with the two UR-2 parcels Stewart's Shops own on Rt. 9 across from Avenue A, to be changed to a Commercial Intense zone. This would set a precedence that negatively effects our community (i.e. In- creased traffic on Avenue A). I purchased my home at 32 Maple Dell in 1987. Like most of my neighbors, my husband and I, want our investment in our property protected. Stewart's Shops and Mr. Healy knowingly purchased properties that are zoned residential not commer- cial. For them to expect a commercial return on non- commer- cial property is unreasonable. Business is important but individ- ual citizens of Saratoga Springs are also important and the quality of their lives and their home investments need and should be respected. There can be no faith in our City's govern- ment if citizens cannot trust our Comprehensive Master Plan and zone laws will be honored. Further concerning is the statement in Section V- Concept Plan of Stewart's Shops Project Narrative which states "...the PUD properties may evolve and over the decades re-evolve. As a re- sult the attached Sketch Plan may change, be altered or amended..." This leaves the door open for future changes that could be detrimental to our neighborhood's residential commu- nity. When is enough enough? I am adamantly opposed to the three UR-2 parcels of land be- ing approved to change to Commercial Intense. Attach Photo (optional) Field not completed.
