RE: 152 Spring Street—Roof Modification and Window Replacements
Dear Tamie:
The Saratoga Springs Preservation Foundation has reviewed the application for exterior
alterations at 152 Spring Street.
The Italianate style residence, built circa 1865, is a contributing building to the East Side
Board of Directors Historic District listed on the National Register of Historic Places.

information. It did not provide an explanation for the need to replace the roof and windows,
James Gold documentation detailing their deteriorated conditions, and the material specifications.

encouraged where they have been previously altered.

• Original window size and location should be preserved. Do not replace units that
alter the original size of the window opening or trim detail.
• Replacement windows should match the existing in material and design and should

• The use of non-traditional window types and contemporary materials and designs
is discouraged on historic and contributing properties. Vinyl and metal windows
are strongly discouraged,particularly on primary facades.
At this time the Foundation is unable to comment on this application until additional
information is provided about the roof and the condition of each window. It appears that
the house retains many original historic windows. Those windows should be repaired and
preserved unless it can be demonstrated that they are beyond repair. If the applicant can
demonstrate that the windows cannot be repaired,the replacement windows should match
the historic windows in shape, size, configuration, and trim. It appears that there are
windows that may have been added later that may not be historic. In that instance, the
Foundation does not object to their removal and replacement.
Windows are important character-defining features of a historic building. Windows should
only be replaced when they are beyond reasonable repair. Should the applicant be seeking
greater energy efficiency,there are alternative ways to do that that do not require wholesale
replacement and can be less expensive. The Foundation encourages the applicant to
consider alternatives.
