USE VARIANCE—PLEASE AN5INER THE FOLLOWING(add additional information as necessary):
A use vanance is requesced to permit the following:
For the Zoning Board to grant a request for a use variance, an applicant must prove that the zoning regulations creace an unnecessary
hardship in relation[o that property. In seeking a use variance,NewYork State law requires an applicanc to prove all four of the following
..t..
I. That che applicant cannot realize a reasonable financial return on initial investment for any currentlypermitted use on the property.
"Dollars¢s"proof must be submitted as evidence. The properry in question cannotyield a reasonable return for the following
reasons:
A. Submit the following financial evidence relating to this property(attach additional evidence as needed):

If yes, list dates when sign was posted:
4) How many times has the property been shown and with what results?
2. That che financial hardship relatin co this property is unique and does not apply to a substantial portion of the neighborhood.
Difficulties shared with numerous other properties in the same neighborhood or district would not satisfy this requirement. This
previously identified linancial hardship is unique ior the following reasons:

3. That the variance, if granted, will not alter the essential character of the neiQhborhood. Changes that will alter the character of a
neighborhood or distric[would be at odds with the purpose of the Zoning Ordinance. The requested variance will not alter the
character of the neighborhood for the following reasons:
4. That the alleged hardship has not been self-created.An applicant(whether the property owner or one acting on behalf of the properry
owner)cannot claim"unnecessary hardship" if[hat hardship was created by the applicant, or if the applicant acquired the property
knowing(orwas in a position to know)the conditions for which the applicanC is seeking reliei. The hardship has not been self-created

AREA VARIANCE—PLFASE ANSWER THE FOLLOWING(add additional inFormaeion as necessary):

To grant an area variance, the ZBA must balance the benefitso the applicant and the health, safery, and welfare ofhe neighborhood and
community,taking inco consideration the following:
I. Whether the beneft sought bythe applicant can be achieved by other feasible tneans. Identify what alternatives co:he variance have
been ecplored (alternacive designs, attempts to purchase land, etc.)and why they are not feasible.
"CITYOF SARATOGASPRINGSZONING ORDINANCE

In the RR Disirict, more than one principal building for additional single-family homes and related accessory structures are
permitted."
Building a second single family home on the property is not needed or wanted, even though this is permitted in the RR district.
This sace could not be accommodated inside the existing house, or an addition addad to the house, because the only way to
o ,
house, is to flnish the interior of a detached accessory structure.
2. Wiiether grancing the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby
properties. Grancing the variance will not create a decriment to nearby properties or an undesirable change in the neighborhood
character for che following reasons:
Accessory structures are allowed; a finished interior of an accessory structure will not be seen by anyone so from the outside, it

o tiuv.Boaco..ArFacs APruca nc,v Forr; P,cc?
3. Whether che variance is substan[ial. The requested variance is not substantial for the following reasons:
The vanance is#iny, only 140 square feet inside of an accessory structure; buildings under 144 square feet do not need building
permits (except if they are flnished on the inside)
4. Whether the variance will have adverse physical or environmental effects on neighborhood or district. The requested variance will not
have an adverse physical or environmental effect on che neighborhood or district for the following reasons:
The building is small, only 140 square feet. Nobody will see the finished inside of the building from the outside and therefore,
there will be no physicai or environmental effects on the neighborhood. From the outside, it will look like any other small
accessory structure which are permitted.
5. Whether the alleged difficulty was self-created (although this does not necessarily preclude the granting of an area variance). Explain
whether the alleged difficulty was or was not self-created:
This was self-created.
