NOTICE OF DECISION
IN THE MATTER OF THE APPLICATION #20200440
CRESCENT STREET SUBDIVISION

Involving the premises with tax parcel # 179.29-2- I and 179.29-2-2, in the City of Saratoga Springs, on an
application for preliminary subdivision plat review of a 6-lot residential subdivision within the Urban
Residential — 2 District with the Planning Board who met on February 4, 2021 and made the following
decision(s) with a 7-0 vote (In favor: Torpey, Boivin, Horton, Fabozzi, Bonitatibus, Mayo, Doty):
In accordance with 6 NYCRR Part 617, the Planning Board classified this request as a Type I Action.
Ei Issued a Negative SEQRA Declaration on February 4, 2021
Ei Issued preliminary subdivision plat approval of a 6-lot residential subdivision as per the requirements set forth
in the City of Saratoga Springs Subdivision Regulations with the following conditions:
• The water main on Adams St. shall be extended and tied-in to the Crescent St. water main in order to
properly supply water to the entire subdivision, per DPW requirement.
• All three street frontages shall be improved with curbing, sidewalk, street trees and street lights as
required.
• Verification of conveyance by the City to the applicant of the paper street.
• Tree protection and preservation of existing trees within the ROW (2 Maples) and on lot I ( I Maple)
shall be noted on the final plan.
• Tree protection detail on the final plat shall be approved by the City Arborist; installation of protection
measures shall be verified by the City Arborist prior to issuance of the first building permit.
• Tree preservation of the existing Maple on lot I shall be added as a deed restriction on the property.
• Street tree species and sizes shall be the satisfaction of the City Arborist.
• A fee in lieu of the dedication of recreation lands shall be paid per new lot created prior to acceptance
of the final plat.
This approval shall expire one ( I ) year from the date of approval if final plat approval has not been granted
as set forth in the City of Saratoga Springs Subdivision Regulations Article II.
