I am writing to let you know that during the past two weeks I have worked with Jon Haynes and Mike Phinney, owners of 85 Beekman,to resolve our issues. As part of this project they have agreed to incorporate: -An engineered approved drywell for water retention at 85 Beekman St. -No grade change at the 85 Beekman St. southern border for 15from the propertyline. -Replacement of encroaching fence between our properties including drainage and a pressure treated retaining wall. The fence is to be placed fully onto their properties. With these changes in effect I am pleased to support the current area variance for a 2 car garage. It is important to note that The Local building at 142 Grand Ave, next door to the north of 85 Beekman and owned by Jon and Mike, was approved at a much different time in the Art Disctrict's history. The building was granted a 70%total building lot coverage and was allowed to provide no off street parking for the large square footage of its restaurant and offices. 15 years ago everyone was happy to see an influx of capital into our neighborhood as well as a structure and business that serves as a flagship for the street. Over the years,the negative effects of the commercial level density became apparent to our residential neighborhood in the form of parking issues, water issues, idling delivery trucks, smoking restaurant staff, and noisy bar patrons leaving ,,,,a400:440144A, ‘):4., •• -141ZEZMONMEICit late at night. The property at 85 Beekman serves as an important buffer to the commercial density of use at The Local building. The proposed project is a good example of neighbors working together to find solutions that suit the needs of the owner/builder while respecting the others that live in this residential overlay district. I was extremely pleased that the drainage issues were addressed by Jon and Mike. We have also spoken about construction noise and timing to avoid the summer season on the street (Art Fair early in June and track season) and how the current proposed project (as storage only) will help act as a noise buffer for my home. I can now lend my support to the current area variance and am hopeful that as neighbors we can work together on future proposals and find solutions that maintain 85 Beekman St. as a residential buffer and minimize the impacts of development on the neighborhood, Sincerely, Mark Konieczny
