And, in accordance with requirements set forth in the City's Subdivision Regulations, the Planning Board issued the following decision: C� Approve with conditions Conditions: • Final plans shall include reference to the Board's conservation area and no-cut buffer policy, sign details and locations of sign postings of conservation areas at 50 ft. spacing. • Conservation easement language shall include preservation of the existing stone wall and significant trees on lot 2, and signage specifics of conservation areas. • Final conservation easement language shall be to the satisfaction of the City Attorney. • Removal of construction debris on lot I "East Area". • Final plans shall be to DPW satisfaction. The applicant is required to complete the following as per the City of Saratoga Springs Subdivision Regulations: • Submit a fee in lieu of recreation of$2,000 for each new residential lot per Appendix A of the Subdivision Regulations. • Submit a letter or credit or cash escrow as a performance guarantee to the City for required on and off- site improvements as required by the City Subdivision Regulations. • Submit two (2) mylar and two (2) paper copies of the final approved subdivision plat for signature by the Planning Board Chair. • File the signed final subdivision plat with the Saratoga County Clerk within sixty-two (62) days as provided in Article 3, Section 32 of General City Law.
