Hi Amanda, In response to your questions below: The gazebo is actually a moveable awning structure, and measures 9' x 9', easily moved by 2 people. The Principal coverage, including the proposed stairs, and the proposed Mud Room addition and side porch is 1,875 s.f. considerably less than the 30% allowable of 2,818 s.f. ( 30% of 8,394 .s.f lot size). The Accessory coverage including (2) AC condensing units and the proposed garage (under drip edge) is 788 s.f., also less than the allowable 10% of 839 sf. (10% of 8.394) In regards to the proposed patio, the existing patio is going to be entirely reworked. Currently, what is shown on the proposed survey is approximately 5 ft from the property line. I will confer with the owner's on this, and be prepared to discuss Monday night. A couple of comments: • Patio setback - appears to be less than 10', please provide. • Provide accessory coverage - it looks like you are close with the garage alone and I see there is a gazebo as well. Please also include generators or A/C units if any. The Board will also likely ask for principal coverage if you are over.
