Dear Amanda Tucker:
The following comments concerning the Variance Application for 11 Pine Alley, Tax Parcel No.
165.43-2-24.2, are included below with responses.
Comment: Can you please provide the rear setback to the furthest projection of the structure.
Response: The new rear yard setback is 8.4'. What appeared to be a set of stairs was a roof line
and a balcony line. The new rear yard setback includes the landing, which will also serve as a step
from the finished first floor elevation of the proposed structure to the finished grade. See
architectural drawings and Drawing L-1.00.
Comment: It looks like in this case there is a set of stairs.
Response: The landing will serve as a single step the finished first floor elevation of the proposed
structure to the finished grade elevation.
Comment: Please also provide the total area of the principal structure including roof eaves,
porches, decks, steps, etc.
Response: The total area of the principal structure is 486.2'. This calculation includes roof eaves
and the landings. No porches, decks, or steps are proposed.
