NOTICE OF DECISION
IN THE MAI�fER OF THE FINAL SUBDIVISION APPLICATION #ZOZOO754 OF
MCALLISTER SUBDIVISION
3 I 3 �EFFERSON STREET
SARATOGA SPRINGS, NY I 2866
Involving the premises with Tax Parcel ID# I 78.52-2- I 9. I I 2, in the City of Saratoga Springs, on an
application for a two-lot residential subdivision within the Urban Residential-2 (UR-2) District with the
Planning Board who met on November I 9, 2020 and made the following decision(s) by a 7-0 vote (In favor:
Torpey, Fabozzi, Horton, Boivin, Bonitatibus, Mayo, Doty).
In accordance with SEQRA regulations 6NYCRR Part 6 I 7 and after review and evaluation of the SEQRA short
Environmental Assessment Form Parts I and II, made a motion to issue a Negative SEQRA Declaration on July
I 6, 2020.
And, in accordance with requirements set forth in the City's Subdivision Regulations, the Planning Board
issued the following decision:
C� Approve the subdivision plot plan dated October 8, 2020 with the following conditions:
• The existing residence (3 I 3 Jefferson St.) on lot I shall be assigned a new Taylor St. address by DPW
and shall be added to the final plan.
• The existing stand of trees between the sidewalk and the stone wall along Taylor St. shall be preserved.
• A tree protection detail for the trees to be preserved shall be added to the final plan set and shall be
installed prior to site work and/or issuance of a building permit.
• Final plans shall specify selected street tree species per City Arborist recommendation.
• Final plans shall be to the satisfaction of DPW.
• A note shall be added to the final plans stating a portion of the existing stone wall along Jefferson St. is
located within the City ROW and any modification to the wall shall be approved by DPW.
The applicant is required to complete the following as per the City of Saratoga Springs Subdivision Regulations:
• Submit a fee in lieu of recreation of $2,000 for each new residential lot per Appendix A of the
Subdivision Regulations.
• Submit two (2) mylar and two (2) paper copies of the final approved subdivision plat for signature by
the Planning Board Chair.
• File the signed final subdivision plat with the Saratoga County Clerk within sixty-two (62) days as
provided in Article 3, Section 32 of General City Law.
This approval shall expire if not enacted within I 80 days as set forth in the City of Saratoga Springs
Subdivision Regulations Article II, Section I. D. I 5.
