We all had various degrees of difficulty deciphering the sketches and information presented, but I believe that we reached a consensus on the approach. We believe that the approach suggested in image 4 as the project team's "preferred proposed grading plan" shows a valid effort to address the various issues with this site while reasonably limiting the impact to existing installed conditions. We would encourage you to fully develop drawings based on the approach represented in image/sketch #4 and submit them for review and comment. I cannot guarantee approval of the drawings, as a full review of clearly presented information is still required. I can tell you that we find the approach generally acceptable as we currently understand it. I am sending this communication on behalf of the staff members present at yesterday's meeting (Al Flick, Deb LaBreche, Susan Barden, and myself). The proposed GFE and FFE for Lot 15 is shown and takes into account the running grades of Buff Road running North to south along the Lot 14 & 15 frontages at about 1.9%. It is not practical to set the Lot 15 house FFE at or near the Lot 14 elevation but we now show a 2.25' differential which we believe will nicely flow in keeping with the surrounding area as noted above. 3. We show grassed swales in keeping with the approved subdivision grading plans on each side of Mijas Trail. The swale grades will run parallel to Mijas Trail and be nominally 3' wide at the bottom and 1' deep with gentle 1V:3H side taper slopes. Cross sections are provided at the requested Stations 1+00 and 1+50. We also have sized the Lot 14 driveway culvert to be an 8" CMP with 1' minimum cover to safely pass up to the 100 yr storm as per our calculations. The terminal CB #7 along Buff Road is proposed to be lowered 0.5' to accommodate receipt of runoff from this new swale. 4. Both Grading Plans 2 & 4 as attached show exact configuration and sizing compliance with the originally approved grading plan and SWPPP. 5. Once the changes listed above are resolved and agreed upon, we will update the relevant grading- 2 and utility-2 subdivision sheets as noted with all information listed per your comments and be listed as Rev 8. Note that the format may of exactly match the original plans but the information will be included. Thereafter, we presume the Project can appear before the Planning Board for Administrative Modification reviews. 6. We reviewed the redline markups of the grading and utility sheets and believe the attached sketch does or will otherwise comply via addition of the notes or edits with all redline comments in the final rafted product without exception. We will designate it Rev 8. We trust that you recognize the difficulty of re-engineering and even reverse engineering and constructing the proposed field changes in light of the existing conditions that have been allowed to prevail to this point by all affected parties. Again, we offer this in good faith to resolve the concerns of all parties on behalf of the Applicant / Developer, Camelot Associates. We also recognize that these sketches may be somewhat difficult to interpret so again, if need be, we are available to explain and discuss these sketches to resolve any lingering questions.
