'el RE:351-353 Broadway—Window Replacement and Roof Modifications
Dear Tamie:
The Saratoga Springs Preservation Foundation reviewed the application for window
replacement and roof modifications at 351-353 Broadway.
Both of the buildings are contributing buildings to the Broadway Historic District listed on
the National Register of Historic Places. The circa 1815 structure located at 351 Broadway is
Board of Directors the oldest commercial building located in Saratoga Springs. Joseph Westscott sold dry goods,
Adam N.Favro groceries, crockery, and liquors at this location for two decades. Originally it was a two-story
President Federal style building. A third story and Italianate details were most likely added in the
1870's. The structure became part of the Rip Van Dam Hotel in the 1920s.
James Gold
Vice President
The structure at 353 Broadway was originally named the American Hotel, built by George
Linda Harvey-Opiteck Wilcox in circa 1840. Similar to 351 Broadway, the structure was originally built in the
Secretary Greek Revival style and was significantly altered in the 1870's in the Italianate style. It was
Dmitriy Yermolayev again altered circa 1923 when it was renamed the Rip Van Dam Hotel. At that time the front
Treasurer porch was reconstructed in the Colonial Revival style, the first floor round arches were added,
Matthew Veitch and the wall surface was changed to resemble stonework.
Past President
The Foundation is pleased that the facades of both buildings will be repaired and preserved.
Jaime Butler The Foundation does not object to the proposed roof modifications at 353 Broadway, the
Caroline Cardone
Giovanna D'Orazio removal of the rear windows at 351 Broadway,or the window replacement of the windows of
Steven Dodds the primary facades of 351 and 353 Broadway as those have been previously replaced.
Sandra Fox However, the Foundation has concerns about the replacement of the three original six-over-
JohnLiHaller six south facingwindows of the rear of 353 Broadway, the onlyremainingportion of the
Liz Israel
Samantha Kercull 1860's addition that was demolished in 2007. The Foundation respectfully requests that the
Douglas Kerr Design Review Commission request documentation that those windows cannot be repaired.
Richard King Should theynot be able to be repaired, theyshould be replaced with six-over-six windows not
Stephen Kyne p p
William McCarthy one-over-one windows.
Dorothy Rogers-Bullis
Cindy silence The Foundation appreciates the investment the owner is makingin these significant historic
