To whom it may concern:
The property, parcel, 165.84-1-22, located on South Alley is in the base zoning district UR-3
(Urban Residential—3). It has no formal address since it has never been anything other than a barn,
according to our records. In the 1950's this alley was known as Hall Lane.
In the UR-3 zone, a barn is a permitted structure and has no other restrictions for its use as such.
There is no certificate of occupancy for this barn as its erection predates any such requirements.
Be advised, if the new owners were to wish a change in occupancy for this building they would
need to go before the proper land use boards for approvals.

Our client, Stephen Mittler, is in the process of purchasing the aforementioned property
from the Tuckers. However, we need confirmation that the property is in compliance with the
zoning and building codes of the City of Saratoga Springs. Therefore, please advise whether the
property has a certificate of occupancy, is permitted for use as a barn in its current zone, and that
there are no other governmental restrictions on its transfer as a stand-alone structure.
Enclosed please find a check of$100.00 for the Zoning Compliance Letter.

This Indenture made the 1 day of "'Yr , 2014, between PAUL H. TUCKER and
MAGGIE MOSS-TUCKER residing at 500 Atlantic Avent #14Q, Boston,MA 02210, parties of the first
part and
STEPHEN J.MITTLER and MANDY R.MITTLER residing at 15 Stratton Street, Saratoga Springs,NY
12866,parties of the second part.
Witnesseth: that the parties of the first part,in consideration of One Dollar($1.00), lawful money
of the United States, and other good and valuable consideration paid by the parties of the second part,hereby
grants and releases unto the parties of the second part,and their heirs, successors and assigns forever,all

the south bounds of Lot No. 137,fifty feet; thence northerly and parallel with the first mentioned course
fifty feet to the south bounds of South Alley;thence westerly along the south bounds of South Alley fifty
feet to the point or place of beginning.
BEING the same premises conveyed by deed from John A. Maier, Jr. and Victoria P. Brown f/k/a
Victoria P. Maier dated August 11, 1986 and recorded in the Saratoga County Clerk's Office on August 12,
1986 in Book 1145 of Deeds at Page 9.
Subject to any and all enforceable covenants, conditions, easements and restrictions of record, if
any.
Together with the appurtenances and all the estate and rights of the parties of the first part in and to

to Have and to Hold the premises herein granted unto the parties of the second part,their heirs and
assigns forever.
And said parties of the first part shall covenant as follows:
