RE: SCPB Referral Review #20-115-Area Variance (signage)-204 Broadway
Partners-Well Now Urgent Care facility
Signage variances proposed to allow the installation of two sets of 45'x 24"
channel letters as attached building signage
Location: South Broadway (US Rt. 9N), east side, south of Circular Street
T-5 Zoning District
165.83-2-61
Received from the City of Saratoga Springs Zoning Board of Appeals on October 5,
2020.
Reviewed by the Saratoga County Planning Board on October 15, 2020
Decision: No Significant Countywide or Intercommunity Impact
Comment/general comments:
Existing vacant building in the City's T-5 Zoning District.
Formerly used as a restaurant (Boston Market)
Presently has an attached business sign on the south side (abuts a bldg.) and on the
west side (Broadway side)
1 attached sign permitted per frontage on a public street (Broadway sign permitted)
• Need variance for the 2n attached sign on the south side of the building
Canopies have no lettering, not considered signage
• Minimum height for canopies is 7', but 6.4'is proposed
Bldg is set back from Broadway and sidewalk and the visibility of both the north and
south side elevations of the bldg. is not ideal
• Maximum height for lettering on wall signage is 18" and 24" is proposed - not
an impact
